Flat for Rent in Kakkanad

Anyone who has tried renting a flat in Kakkanad over the last two three years knows the
area has changed a lot. It used to be a quiet stretch off the Seaport-Airport road, mostly
known for Infopark and not much else. Now there are new apartment blocks coming up
almost every few months, from Vazhakkala down to Thrikkakara, and rents have moved
up along with them.

Melkoora lists flats across Kakkanad and the nearby pockets — Padivattom,
Chittethukara, Kalamassery border areas — for people who don’t want to spend
weekends going from one broker to another just to find out half the flats are already
taken.

What’s actually available right now

Most of what comes up in Kakkanad falls into three brackets:

1 BHK flats, mostly taken by IT employees working at Infopark who want a short
commute and don’t need much space. These get filled quickly, especially the ones
within walking distance of the Infopark gate.

2 BHK flats are what most people ask us about first. Young couples, small families,
sometimes two colleagues sharing. Buildings closer to the Kakkanad-Padivattom
stretch tend to be a bit pricier than ones further toward Thrikkakara.

3 BHK flats are fewer in number but they do come up, usually in the older gated
complexes rather than the newer towers. Families relocating from other parts of Kerala
for a longer work posting usually go for these.

Things worth checking before you sign anything

We’ve had tenants come back to us after moving in and mention things they wish they’d
asked about earlier. A few come up often enough that they’re worth repeating here.

Water supply is uneven in some pockets of Kakkanad, particularly the interior lanes
away from the main road — tanker dependency picks up by March-April most years. It’s
a fair question to ask the owner directly rather than assume municipal supply covers it.

Distance from the main road matters more than it sounds. A flat that’s technically “5
minutes from Infopark” on paper can mean a 15-minute walk down an unlit lane if it’s
tucked too far in.

Maintenance charges in gated apartments are usually separate from the rent itself, and
this isn’t always mentioned upfront. Worth asking before you get attached to a place.

Power backup is a genuine consideration if you work from home — Kakkanad doesn’t
have frequent outages, but when it happens during a client call, it’s not something you
want to discover after moving in.

Areas within Kakkanad, briefly

Near Infopark gate — shortest commute, but also the most competitive and priced
slightly higher for that convenience.

Padivattom side — a bit more established, closer to Kochi’s other commercial pockets if
you’re not tied only to Infopark.

Thrikkakara — quieter, more residential feel, a few minutes further out but noticeably
better value for the same configuration.

Chittethukara and toward Kalamassery — better rent-to-space ratio, longer commute if
you’re headed to Infopark daily.
